Hail bruise
The granules get knocked off and the mat underneath starts aging in the open. It will not leak this season. It will leak long after your claim window shut.

Repair-first. About a third of the roofs we look at don't need replacing.
A 21-point roof report, a photo of every finding, and a written price, all before anyone talks replacement. If it's a repair, we'll tell you it's a repair.

Manufacturers test in mild, low-altitude conditions. Put the same shingle on a Wasatch Front roof and the curve bends hard. The failure point arrives roughly a decade early.
Typical gap between the rated life and what a Wasatch Front roof actually delivers.
Additional UV load at 4,500 feet versus the sea-level conditions shingles are tested in.
Freeze-thaw crossings per year in the Salt Lake Valley, each one working cracks wider.
Illustrative model based on typical architectural asphalt shingle performance. Your roof's actual curve depends on slope orientation, ventilation, and install quality, which is what the inspection measures.
Four forces work on a Wasatch Front roof simultaneously, and a roof almost always loses to one of them long before the warranty runs out. Knowing which one is coming for yours is the entire point of the inspection.
The valley crosses 32°F more than 90 times a year. Water gets into a hairline crack, freezes overnight, and levers it wider. Every single winter.
Storms stack against the mountains and drop bigger stones on the benches than on the valley floor. Hail bruises don't leak for two or three years, long after the claim window shuts.
At 4,500 feet there's roughly 20% more UV hitting your south slopes than at sea level. Asphalt loses its oils, granules let go, and the mat turns brittle years early.
Warm attic air melts the snowpack, it refreezes at the cold eave, and backed-up water runs uphill under your shingles. That's a ventilation failure, but most roofers just replace the shingles.
When a bid comes in suspiciously low, it's almost always because something below the shingles got left out. Tap any layer to see what it does and what happens when it's skipped.
The plywood or OSB everything else fastens to. Soft, delaminated, or rotted sheets have to be replaced, and this is the line item that "surprise" change orders come from. We inspect the deck once it's exposed and call you before spending a dollar you didn't approve.
A self-sealing membrane at every eave and valley. This is the single most important layer in Utah and the one most often shorted to win a bid. Without it, an ice dam puts water straight into your ceiling. Code minimum is not enough on a north-facing slope.
The secondary water barrier across the whole deck. Synthetic outlasts felt by decades and doesn't wrinkle or tear when a crew walks it. If a quote says "15lb felt," you're being sold 1990s roofing at 2026 prices.
A purpose-made adhesive course at the eaves and rakes that seals the first row down. Cutting up regular shingles to fake a starter is common, cheaper, and voids most manufacturer wind warranties. It's also where blow-offs begin.
The only layer most homeowners ever discuss. Nail placement matters more than brand. Four nails in the wrong zone will fail a Class 4 shingle faster than hail will. We hand-place; we don't gun-and-run.
Continuous ridge exhaust sized against your actual attic square footage, balanced with soffit intake. Get this wrong and you bake the shingles from below in July and grow ice dams in January. This is the fix for damming, not more shingles.
No subcontractors handed your address and a work order. The people who inspect your roof are the people who fix it.

We document the damage, meet your adjuster on the roof, and argue the scope line by line. You pay your deductible, not the gap between what the carrier offered and what the job actually costs.

Full tear-off, deck inspection, ice-and-water at every eave and valley, and ridge ventilation sized to your attic. Most homes go on and dry in the same day.

Leaks, blown shingles, flashing, pipe boots, valley failures. Priced as a repair, because that's what it is.

Seamless 5" and 6" aluminum rolled on site, oversized downdrains, and buried lines that put snowmelt away from the foundation.
Best done with the roofMost Utah policies give you a limited window from the date of loss to file. The damage doesn't have to be leaking yet. It only has to be documented.
Reported hail & damaging-wind events across the Wasatch Front, by month.
Illustrative distribution. Replace with verified NOAA Storm Prediction Center counts for the Wasatch Front before launch.

We show you what's there and what it's worth. Not a claim? We say so.
Adjusters move fast. We walk the roof with them and point at what gets missed.

Herriman hail claim, 2,400 sq ft, May 2026.
After a big hail event, out-of-state crews work Utah neighborhoods door to door. Some are fine. Many are gone by the time your roof leaks. Ask any roofer at your door these four questions:
None of these are visible from your driveway. All four are in the report, photographed and dated, whether you hire us or not.
The granules get knocked off and the mat underneath starts aging in the open. It will not leak this season. It will leak long after your claim window shut.
Once the sealant strip breaks, the tab is a sail. The crease is a hinge that works itself wider on every Wasatch canyon wind.
A twelve dollar rubber collar cooks in high-altitude UV, splits, and drops water directly into the wall cavity beside your bathroom.
Warm attic air melts the snowpack, it refreezes at the cold eave, and the backed-up water runs uphill under your shingles. New shingles will not fix this.
Most "free inspections" are a sales call with a ladder. Here's exactly what we check, what we photograph, and what lands in your inbox that evening.

You keep the report whether you hire us or not. Several people a month take ours to a competitor. That's fine.
No mystery windows, no "sometime Tuesday." Watch it run, or click a stage.
Two other companies quoted me a full replacement. Utah Roofing climbed up, took forty photos, and told me I had six or seven years left and needed three pipe boots replaced. Charged me $340. I'll never call anyone else.
Marta H.Sandy, roof repair
Our carrier came back about eleven grand short. They put the supplement documentation together, met the adjuster on the roof a second time, and got it approved. We paid our deductible and nothing else.
Devin & Kaylee R.Herriman, hail claim
Crew showed at 7, roof was done and cleaned by 4. My wife found one nail in the driveway and they sent someone back the next morning to run the magnet again. That's the whole review, really.

We don't chase storms across state lines. Everything we build is within an hour of the shop. That's how we can still honor a warranty on a roof we installed in 2014.
Short versions below. The long version is in your report.
Often, no. Roughly a third of the roofs we inspect need a targeted repair, not a replacement. Our inspector isn't paid on commission, so there's no upside in telling you otherwise. You get the photos either way and you're welcome to take them to any contractor you like.
Most Wasatch Front replacements land between $9,000 and $22,000 depending on square footage, pitch, how many layers have to come off, and material. Your written estimate is a fixed price, not a range. If something changes once the deck is exposed, we stop and talk to you before any additional work happens.
Hail and wind are weather claims, not at-fault claims, and Utah carriers generally rate them differently than an at-fault loss. We'll walk you through what your specific policy says before you file anything, and we never file on your behalf without your sign-off. If it isn't a claim worth making, we'll tell you that too.
Most single-family homes are torn off and dried in the same day. Crews arrive around 7am. We tarp your landscaping, keep the dumpster off your lawn, and run a magnet sweep of the driveway, lawn, and gutter lines before anyone leaves. If you find a nail afterward, call us and we'll come back and sweep again.
Manufacturer coverage on the materials plus a written workmanship warranty on our labor, transferable once if you sell the home. We also come back at the twelve-month mark and re-inspect at no charge. After one full Utah winter is when installation problems show up, so that's when we look.
Yes, and it's the right time to do it. The gutters come off for the tear-off anyway. Seamless aluminum rolled on site, oversized downdrains where the roof drains a big plane, and buried lines if snowmelt is finding your foundation. Doing both together also usually beats two separate mobilizations on price.

Free, no obligation, and yours to keep whether you hire us or not. Most inspections happen within 48 hours.
